Grand Pre-War Classic 6 with Chef-Designed Kitchen at Majestic Chester Court
This rarely available classic 6 room home in the heart of the Upper West Side has been beautifully and intelligently renovated to preserve its character while allowing for the enjoyment of a modern lifestyle. The corner apartment features a gracious layout with classic pre-war architectural details including high beamed ceilings, decorative moldings and original hardwood floors. Abundant light flows throughout from the East and South exposures.
At the entryway, two large closets lead to a grand foyer. Public spaces include a generous living room and a dining room with adjacent library/3rd bedroom that can be closed off via pocket doors. Two spacious bedrooms with ample closets and two full baths comprise the private wing.
The star of the home is a chef-designed eat-in kitchen fitted with a Viking range and vented hood, GE Monogram refrigerator, two full-sized sinks, two dishwashers (Miele and Bosch), stone countertops, custom cabinetry and a commercial-grade pot rack. The kitchen also features a concealed, stacked full-size washing machine and vented dryer, island seating for three and a built-in home office.
Long regarded as one of the best buildings in the area, Chester Court continues to raise the bar on luxury living on the Upper West Side. The Emory Roth-designed full-service cooperative is well known for its beauty and character, stemming from the preservation and restoration of all elements of the original design including the ornate lobby and the exterior terra cotta on the building facade.
The amenities at Chester Court rival any new development and include a recently renovated fitness center, basketball court/party room, children's playroom, landscaped roof deck, storage and bike room. The building has a 24-hour doorman, live-in superintendent, full-time handyman and a staff that is heralded as one of the very best. The building's financials are superb and maintenance is low. The building recently adopted a smoke-free policy. Pets, pied-a-terre buyers, guarantors, parents buying for children and gifting are all allowed. Board package, interview and board approval are required.

|Building Name||Chester Court|
|Building Description||Chester Court is a handsome product of the 1920s transformation of the Upper West Side into a neighborhood of major apartment houses. Designed by famed apartment-house expert Emery Roth for developer Sam Minskoff, Chester Court combines a solid, economical, efficient plan with Italian Renaissance-inspired ornament, including some remarkably beautiful multi-colored glazed terra-cotta on its facade, and a handsome lobby including elaborate Adamesque plasterwork on its ceiling. Chester Court's interior public spaces continue the facade's classical inspiration, in what the building's original brochure calls "a unique and artistic design." A small vestibule leads into a long lobby with "two imposing marble staircases forming the central feature and enriched with elaborate bronze work." Particularly handsome is the ceiling, whose geometric panels - large rectangles and smaller octagons - continue the "grotteschi" of the building's facade, in a style also known as Adamesque. Just as Chester Court's design and construction grew out of the early 20th-century redevelopment of the Upper West Side, so its co-op conversion and ongoing cleaning and restoration belong to the story of the neighborhood's resurgence over the past couple of decades. Inside, consultants retained by the building's devoted residents have carefully restored the lobby ceiling, based on an analysis of its original colors, while outside, contractors have steam-cleaned the facade and replaced missing pieces of ornament. Today, Chester Court's glazed terra-cotta once again shines with the optimism of 1920s New York. Emery Roth would be proud. Chester Court was converted to cooperative ownership in 1981 with 114 units. The building now enjoys a 94% owner occupancy rate. Over the years, the cooperative has boldly created superb amenities and facilities that greatly enhance the quality of life of each of its residents. Because of the cooperative's strong financials, during its entire history no shareholder has ever been assessed even one penny for the construction of any of the building's amenities, or for any other reason. Yet, Chester Court's maintenance is still considerably lower compared to other similarly sized cooperatives.|
