Is RealDirect a licensed real estate brokerage?
Yes, RealDirect is a licensed real estate brokerage in the state of New York.

Can anyone use RealDirect?
Anyone can use the RealDirect service, although some of our paid services are limited to certain areas. Currently, our premium services are limited to Manhattan and Brooklyn.

How is RealDirect different from traditional brokers and For Sale By Owner websites?
At RealDirect, we recognize that it’s not just about selling your home for the highest price possible — it’s also about maximizing your net proceeds and minimizing the hassle. Our products and pricing are geared towards achieving these goals.

Unlike most other brokerages and web services, we recognize that not all sellers are alike. We therefore work with you the way you want to work with us — offering everything from a basic price estimate (free), to a powerful, easy to use, “do it yourself” real estate marketing platform (paid). And we also have licensed, experienced agents on staff to manage the process for those sellers that want to use our technology, but don't have the time (or desire) to do it themselves.

How will buyers find my listing if I use RealDirect?
In addition to being on the RealDirect web site, your listing gets sent to Streeteasy, Zillow, Trulia and several other real estate search sites. And it is also sent to the REBNY Listing Service (RLS), which then feeds it to all the NYC broker databases, including OLR, RealPlus and RealtyMX and VOW websites.

What is a VOW website?
VOW (Virtual Office Website) is a Real Estate Brokerage website that has been approved by REBNY and allows all of the REBNY listings to appear on it. RealDirect listings are included in every REBNY VOW, including the big NYC real estate brokerages.

If I sell with RealDirect will other brokers show my property?
We are committed to offering our clients full access to the entire pool of buyers. Your listing will appear in the local MLS database, where all brokers search for properties. We are a licensed New York real estate brokerage and members of the Real Estate Board of New York (REBNY). Buyer’s agents receive full commissions where applicable and regularly bring clients to RealDirect listings. We continue to maintain strong relationships with other brokerages, ensuring that our sellers’ listings get full exposure to the marketplace.

How much commission should I offer buyer’s brokers?
Sellers set their own commission, but we recommend 2.5-3% if you wish to be competitive with other listings.

How much does it cost?

What is the RealScheduler?
The RealScheduler is a tool that helps buyers and sellers schedule private showings and open houses online, eliminating the need for back and forth between multiple parties. The seller posts times that he or she is available to show the property, and the buyer requests the open time. Some sellers may require that potential buyers fill out a brief questionnaire before being approved for a private showing.

Will my listing be in the MLS?
The primary multiple listing service in New York City is the Rebny Listing Service - or RLS - and RealDirect puts all of our listings in this database. The RLS then pushes their listings into other Real Estate broker databases such as RealPlus, OLR, RealtyMX and others so every brokerage has access to them.

Can I list my home with RealDirect but use my own contact information?
Because RealDirect is the broker of record for all of our listings, we must have a RealDirect agent as the contact person on your listing. However, we will copy you on all communications we receive and respond to from your listing.

I’m skeptical. Does RealDirect really work?
YES! Check our sold listings, search us on Google, and talk to our former clients. Our service is highly effective and our clients are a happy bunch.

If I sign up with RealDirect can I cancel at any time?
You can cancel at any time, but because we buy the advertising for your listing a month in advance, we do require 30 days notice. If you decide you no longer want to sell your property, or you don't want to use RealDirect anymore, please contact us. We will respond to your request within one business day.

Does RealDirect take a commission on sales?
RealDirect does not take a commission on our Owner Managed - monthly fee, program. However, if you do not wish to pay on a monthly basis for our Owner Managed program, you can pay a 1% commission to RealDirect on closing. If you wish to let RealDirect handle the entire process, RealDirect charges 2% for our Agent Managed program.

Can I use RealDirect to buy a place?
RealDirect offers an advanced property search and management tool called Finder. Just create an account and get immediate access to all available listings. Search with the lasso tool to define your search parameters down to street level. Use Finder to save your favorite searches, schedule showings, make notes, even make an offer. Buyers choosing to work with RealDirect will receive the support of our licensed agents for everything from setting appointments through making closing arrangements and putting together a board package. Additionally, at closing, buyers who have designated RealDirect as their buyer’s agent will receive a check for up to 1% of the purchase price of their new property.

Can I sell more than one property at a time on RealDirect?
Absolutely. There is no limit to the number of properties a seller can list and manage using the RealDirect platform.

Do I need to work with RealDirect exclusively?
Yes, if you are a seller. REBNY requires that all listings in their broker database be exclusive listings. That said, every listing is also required to be co-broked, so every broker can show your listing. We do not require (or ask for) exclusivity when working with buyers.

Can I sell more than one property at a time on RealDirect?

I’m a real estate agent. Am I going to get a commission if I bring a buyer to a RealDirect property?
At RealDirect we are committed to providing the broadest possible network of buyers to our clients’ listings. That means we take our relationships with other New York brokerages very seriously. We are a licensed New York real estate brokerage and members of the Real Estate Board of New York (REBNY). We are committed to co-broking all of our exclusive listings, and paying full commissions to buyers’ agents where applicable.

As a broker, you will find our co-broked listings in your brokerage database and available on your VOW site to show to your clients. If you have any questions about our co-broke policy, please do not hesitate to contact us.
